Widam steps up its customer service | Qatar Business & Corporate ...


Widam, Qatar?s cutting-edge livestock facility, recently wrapped up its tailor-made training programmes geared towards its customer service and sales personnel in the aim to introduce higher standards across the board.

The programme, entitled ?The Differentiating Benchmarks in Customer Service? has been specifically developed to introduce a complete overhaul to Widam?s customer touch-points and refine the company?s existing strengths and best practices. The programme is in line with the company?s steadfast commitment to abide by the highest levels of quality, competence and excellence in performance. The initiative also lives up to the national vision of the country which has human capital development, learning and retention at its core.?

Trainees attending the classroom received an induction comprising tips and techniques to perfect their customer service approach, to adequately handle and respond to complaints and to thoroughly cater every request in order to exceed expectations. The programme also included methods of market and consumer analysis which is key to Widam?s customer relationship management systems.

A Real Estate Roller Coaster! | Pattaya today newspaper

Just as in English, the word ?secondhand? in the Thai language is the same?mur song (hand-second), and in the real estate industry it applies to any property that was previously owned by another and is being sold?again.

As well, here in Pattaya and throughout the Eastern Seaboard, there are real estate agencies that deal in the brokering of existing re-sale or secondhand homes and condos?what I like to call ?Real Estate?.

Now in places like America and Australia, the real estate industry will most often have a good balance between the sale of secondhand properties and the sale of brand new construction.

As we have all seen, the past five years or so here in Pattaya have brought a tremendous amount of new construction and with it a shocking number of new housing and condominium developments, and these new ?first-hand? residential properties have captured almost the entire market share.

Well, obviously, it would be great to see this construction boom continue as long as possible, but while we are all wondering which way the new construction market really is going, we are seeing a developing interest in the purchase of existing or secondhand homes and condos.

There seems to be a growing number of foreigners and Thais showing interest in purchasing secondhand homes and condos in Pattaya and the Eastern Seaboard.

Is it possible that we have been going through a huge price-adjustment period in which the over- inflated prices we all witnessed climbing and climbing during this most recent real-estate boom are beginning to settle into their ?true values? and sellable prices?

I have often said that one of the most dynamic reasons for our area?s real estate success is that ?The World keeps getting worse and worse and Pattaya and the Eastern Seaboard keep getting better and better!?

Could this be what we are seeing? Could we be seeing the beginning of a new cycle of real buyers who really are looking to relocate to live here?

Foreigners and Thais that want to see their new houses or condos now?and purchase and move in now!

Interestingly enough, we seem to be seeing signs of just that?foreigners looking to purchase existing houses and condos to move into, purchase houses and condos to rent until they retire, and some even looking to purchase because they feel the time to buy is upon us.

There are signs that foreigners that have been living here for years are starting to look around at the housing and condo market because they feel this is the time to buy.

In fact, we have not seen such a tremendous buyers? market like this possibly ever with such a huge supply of both resale and newly constructed houses and condos.

So, what does all of this mean? Perhaps we are starting to see property owners getting serious about selling their properties while, at the same time, we are also starting to see buyers getting serious about good deals out on the market place.

One thing for darn sure is the great abundance of secondhand homes and condos on the market for sale and, finally, at great prices as well!

And you can rest assured, we are going to see a mother lode of brand new properties enter the market as a result of this most recent construction boom, and you just know that there is going to be a huge price adjustment necessary to move all the newly-constructed properties that will be on the market.

How can I say something so outlandish? How about because of the extremely high number of unsold property units available right now in Thailand?s major provinces?

Are you surprised? An oversupply of new construction all around you and you didn?t even know it!

Recently, in fact just two months ago, my good friend Samma Kitsin led his Real Estate Information Centre (REIC) in making a startling discovery as a result of their survey throughout the major provinces of Thailand. He found that as of the end of December 2012 (60 days ago!) there was an inventory of 71,770 housing units worth 229.26 billion baht unoccupied and available on the market, and top Thai researchers are already predicting that it will take at least two years to sell them completely.

We are not talking simply about foreign tourist areas. No, we are talking about such locations as Prachuap Kiri Khan, Phetchaburi, Ayutthaya, Khon Kaen, Songkhla, Rayong, Nakhon Ratchasima?as well as Chiangmai, Phuket and Chonburi.

Just when we were all concentrating on the pending oversupply developing here on the Eastern Seaboard we find that it is not exclusive to Chonburi and other foreign development areas, it?s all over Thailand.

Having said that, Chonburi is at the top of this unwelcome list with its inventory totaling 31,340 property units worth 92.43 billion baht?and climbing!

Sixty-one percent of that number is condominiums?yes, 19,010 condo units valued at 56.38 billion baht with the rest (39 percent) valued at 36.05 billion baht being low-rise residences made up of detached houses and townhomes!

An inventory in Chonburi of 31,340 property units worth 92.43 billion baht in unoccupied and available housing units and I?ve got invitations to new property launches, soft launches and just stop by and pick up a brochure invitations coming out my ears!

Now yes and obviously we have a huge oversupply problem brewing and that is not a good scenario for property development, but it?s fabulous for the end user?the buyer!

Do you remember that 15 percent surcharge levied just two months ago in Hong Kong against foreign property purchasers to stop the Hong Kong market from overheating from all the foreign (mostly mainland Chinese) purchasers?

Well I was in Hong Kong last weekend and I just had to laugh at the front page of the South China Morning Post which reported: It?s too early to conclude that the cooling effect was short lived, say analysts [Now here?s the good part] as property prices in the secondary market hit a new record.

You see, even though we face a huge oversupply, there are still huge numbers of foreign and local buyers purchasing houses and condos, and the numbers are most likely going to continue to grow year in and year out.

So the big guys?the quality branded condominium and housing developers?are still selling now, and the resale market is also starting to open up, and all we are going to do is go through a price adjustment period and offer the buying public some really ?killer deals? while we work this housing inventory down to a more stable level by lessoning the supply.

It?s always been the same here in the Land of Smiles??give the public a great price and a quality product and they?re all smiles!

UNYANET Negotiation Club's first session this Tuesday | UNYANET

The first online negotiation training of the UNYANET Negotiation Club will be held on Tuesday, 12 March 2013 6pm CET.

The participants of the Negotiation Club session are going to negotiate cases developed by expert centers such as the University of Harvard, organize role-plays, and play learning-by-doing activities online.?Participants from all UNYANET member countries help each other get better negotiators while getting to know other cultures and cultural customs when negotiating. In a globalized and modern world, negotiations will take place throughout the whole world, without travelling, but via online negotiations. At this point the UNYANET Negotiation Club, originally founded by UNYSA Austria in 2010, helps to provide students to get a first and sustainable experience in this new field of business negotiations.
Topics range from job interviews to business negotiations and conflict management.

Bedouin kidnap and quickly release Egypt Exxon boss

CAIRO (Reuters) - Bedouin gunmen in Egypt's Sinai Peninsula seized and briefly held the country boss of U.S. oil major ExxonMobil and his wife on Thursday, in an attack that highlights increasing risks oil firms face across North Africa and the Middle East.

Exxon said Andy Wills, chairman and managing director of its Egypt and Cyprus operations, and his wife were both unhurt.

The British couple were seized when they stopped to change money in Ras es-Sidr, 150 km (93 miles) southeast of Cairo, while driving to a Sinai beach resort, Egyptian security sources said. The couple were held for several hours before being handed over to the army after negotiations with tribal elders.

"ExxonMobil confirms that the chairman and managing director of ExxonMobil Egypt and Cyprus and his wife are safe and unharmed after being held briefly earlier today," Exxon spokesman Alan Jeffers said.

Security has become a top concern for oil companies as they face soaring bills to strengthen defences against militants following a siege at an Algerian gas plant in January in which dozens of foreign workers were killed.

Since that siege, security incidents have hit a field in Iraq operated by Russian oil firm Lukoil, where local residents descended on facilities to demand jobs, and a gas plant in Libya jointly owned by Italy's ENI, where clashes between rival militias halted work.

Oil firms say they have strengthened security in North Africa following the Algerian hostage drama, including in Egypt.

Security has deteriorated in Egypt's isolated Sinai desert region since the overthrow of President Hosni Mubarak in a popular uprising two years ago.

Thursday's gunmen demanded the release of four prisoners held in Alexandria on charges of arms smuggling, the Egyptian security sources said. It was not immediately clear whether they were aware of the identity of their captives.

South Sinai's Red Sea coast is a major tourism area for Egypt. Other tourists have been held briefly by tribesmen in recent months and released unharmed, often after just a few hours of negotiations with authorities.

Bedouin have attacked police stations, blocked access to towns and taken hostages to show their discontent with what they see as their poor treatment by Cairo and to press for the release of jailed kinsmen.

Two American women were kidnapped in Sinai in February last year but Egyptian authorities negotiated their release a few hours later.

Two other U.S. tourists were kidnapped in late May that year, and two more U.S. tourists in July. The captives were released within days in both incidents.

Exxon has more than 350 petrol stations in Egypt and says it exports lubricants and products from Egypt to more than 25 countries in Africa, the Middle East, Europe and the Far East.

Special educators are in high demand. There is particular demand for men and individuals from culturally and linguistically diverse groups. Demographic changes require teachers to work with students and families of differing backgrounds. These changes are expected to continue over the next several decades.

Special educators find their careers to be challenging and rewarding, providing an opportunity to profoundly impact the lives of students with disabilities and their families. Special educators work with students from birth to 21 who have a wide range of learning, mental, emotional and physical disabilities, along with special health care needs.

Special educators should have great communication and critical thinking skills. They are expected to be creative, patient and enjoy working with children and adults. Special educators not only modify lessons and teaching strategies to meet the needs of students with mild to moderate disabilities, but they also teach independent living skills and basic literacy to students with more severe disabilities.

The 2010 median pay for special educators was $53,220 and the job outlook through 2020 is projecting 17% growth in jobs. This expected growth is based on increasing enrollment and continued demand for special educational services (US Bureau of Labor Statistics). A career in special education offers decent pay, benefits and geographic mobility.

A state teaching license is required to be a special educator. Websites like gradschool.com and peterson.com are helpful sites to look for teacher preparation programs. Some programs also offer pathways to English Language Learners (ELL) endorsements as well.

Applicants to teacher preparation programs should consider those that recognize the importance of addressing cultural and linguistic diversity, both in the field and in the preparation program. Candidates should have student teaching opportunities and clinical experiences in a variety of settings, both rural and urban, to allow them to master culturally responsive instructional strategies before being assigned to their own classroom.

If you have an undergraduate degree in arts and science and would like to switch careers, or if you are an already licensed general education teacher who would like to be an effective collaborative educator in an inclusive setting, a career in special education is waiting for you. You can make a profound difference in so many lives with a career in special education!
